It usually starts the same way. You type your postcode into an online valuation tool, wait a few seconds, and a number appears on screen.

It feels precise. Almost scientific. But is it right?

As a long established, independent family estate agent in Coventry, we speak to homeowners every week who are unsure whether to trust the instant online figure or wait for a proper valuation visit. The honest answer is that both have their place, but they are not the same thing.


What Online Valuation Tools Actually Do

Most online estimates are powered by automated valuation models. They pull historic sold price data from sources such as the HM Land Registry, combine that with portal listing information from sites like Rightmove and Zoopla, and then apply an algorithm based on property type, size and general market trends.

In simple terms, they look at what similar homes nearby have sold for and apply an average. If you live on a modern development in Binley where dozens of near identical houses have sold in the last year, that model can be reasonably close. Sometimes within 5 to 10 percent of the eventual sale price.

But property is rarely that simple. Online tools cannot see whether your kitchen was replaced last year or is twenty years old. They cannot tell whether your garden backs onto open space or a busy road. They do not know whether the house next door sold cheaply due to a probate situation or because it needed major work. And in areas like Earlsdon or Finham, where condition, extensions and school catchment positioning make a huge difference, those nuances matter.

We regularly see online figures that are 10 to 20 percent out in either direction on more individual properties.


What Happens During an In Person Valuation

When we visit a property at Coopers, we are not just pulling comparables off a screen. We are assessing how your home sits in the current Coventry market today.

That includes:

  • The quality of finish and presentation
  • The layout and flow of the house
  • Any extensions and how well they integrate
  • Garden usability and orientation
  • Parking practicality
  • Position on the road
  • Competing properties currently for sale
  • What buyers are actively offering right now

This last point is key. Land Registry data is historic. It can be several months behind the live market. An experienced local agent knows what offers are being agreed this week, not just what completed last quarter. That difference can materially affect pricing strategy.


Why Accuracy Really Matters

It is tempting to choose the highest valuation you receive. We understand that completely.

But overpricing often leads to:

  • Longer time on the market
  • Fewer serious viewings
  • Price reductions
  • A weaker negotiating position

In many cases, a property that is launched at the correct level from day one achieves a stronger final result than one that starts too high and is later reduced. Buyers in Coventry are well informed. They watch new listings closely. If a home sits unsold for too long, questions start to form. Pricing correctly is not about pessimism. It is about momentum.


Postcode Differences Across Coventry

One of the reasons online tools struggle is that Coventry is not one uniform market.

In CV1, flat values can vary significantly depending on lease length and service charges. An algorithm cannot easily adjust for those details.

In south Coventry, particularly around Finham, school catchment positioning can create micro premiums on certain roads.

In more uniform estates in areas like Binley, automated models tend to perform better because there is more comparable data and less variation.

The more character and individuality a property has, the more important human judgement becomes.


So Which Should You Trust?

If you are just starting to think about moving and want a rough ballpark figure, an online tool is a perfectly reasonable place to begin. If you are seriously considering selling, need accurate figures for onward budgeting, or have extended or upgraded your home, a detailed in person valuation is far more reliable.
