OWNERS' COMMENTS "Every time we return home we always say what a cosy house it is with its warm, downstairs underfloor heating in winter and airy, bright extension looking out onto the garden and the wide variety of birds who love the secluded spot to feed and nest.

We find it companionable to have open plan living but the quieter spaces in the front lounge and music room are also invaluable for some quiet time to read, craft or play music.

Having the space of four bedrooms with their own en-suites/bathroom makes having guests a breeze with no worries of sharing facilities - recent Australian visitors used us as a base for nine weeks enjoying their own space and independence upstairs.

Although it is a contemporary house internally we feel that, at its heart, it retains the feeling of being very much a family home and we enjoy being close to all the facilities that make family living manageable with shops, restaurants and transport links all very close.

Our neighbours are lovely, kind people and we value living in such a nice area."

FIRST IMPRESSIONS The house is located in a friendly neighbourhood with a real community feel. Set well back from the road, with a large, contemporary paved driveway for multiple cars, sits this much extended and improved family home.

When you step through the front door it doesn't take long to realise just how big this property is. The extension has been designed so that you can see through the whole house from the front right the way through to the back garden.

Ample storage space is provided by the large cloakroom, which is adjacent to the downstairs toilet. Carry on through and you have a much larger than average understairs cupboard.

Carry on through to the various sitting rooms, which are all currently open plan but could easily be closed off in the future should you prefer a separated sitting room.

KITCHEN AND LIVING The current owners have lived in the home since 2014, in which time they have almost completely renovated and extended to a very high standard throughout. Thoughtfully decorated, this home would suit a variety of tastes and styles.

The layout has been carefully planned to allow for multiple uses, whether that is the addition of extra bedrooms or a bedroom suite on the ground floor, or creating a further sitting room in the garage.
With a combination of zoned underfloor heating downstairs and modern gas central heating, together with extra insulation and energy efficient lighting, this is a relatively cheap home to run.

The cleverly designed kitchen features contrasting cream and black cupboards, with an integrated double oven, gas hob and dishwasher.

A large worktop bar, where the kitchen sink is fitted, separates the kitchen area from the dining and sitting areas beyond. Large bi-folding doors to the garden and an orangery style skylight, this area is bright, airy and inviting,

Lighting throughout the room is impressive, with a large number of LED spotlights illuminating all areas of the room.

Walking back through to the front of the house there is a flexible space currently used as a music room and library and a cosy front lounge.

To the side is a separate utility area, with plenty of cupboard and worktop space, together with a door to the rear garden and an internal door into the garage. The garage, with electric roller door, is insulated and also has direct access to the rear garden through a separate corridor.

EXCEPTIONAL DESIGN This home has been tastefully decorated throughout to a good standard. The layout offers friendly, contemporary open-plan living, ideal for families and those looking to further develop.

The living rooms are arranged with a lounge to the front of the house, with a more flexible space in the middle, which leads through to the kitchen to the rear.

The attractive , south-facing garden features a raised decking area, accessed via the rear bi-folding doors, with a lawn area and shed beyond.

THE BEDROOMS Due to the large first floor extension, this property can boast four bedrooms with three en-suites and a separate family bathroom.

All bedrooms are double rooms, with two at the rear and two at the front.

The large landing has plenty of storage space and a good sized window to the front.
